Allow me to start my introduction by stating that I will not
"kill your deal."
reason or another. I try to explain to the client what kind of issues I would expect to find based on the
age and construction method of the home prior to performing the inspection so that they know what to
expect before we begin. You should also prep them on what to expect (especially with older homes) so
that they will be less overcome. A home with many minor issues will seem to be overwhelming to an
unprepared home buyer with no repair experience.

I do not exasperate the severity of any issues with the home nor will I downplay an issue that I find.
The issues that I find are explained clearly and concisely. I identify the issue, explain what and/or why
it is wrong and explain what must be done to correct it, then move on to the next item. It is important for
everyone to remember that I do not give a home a pass/fail rating and that there are no problems that
can not be fixed. I do not advise a client on whether they should buy the home or even negotiate the
repairs into the transaction. I also do not get involved in the purchase price or appraised value of the
home. This would be beyond my scope of experience and expertise.

I have been asked in the past to "not find anything that will scare my clients". I have also been told that
"they are buying the home as-is so you only need to mention the major structural issues".
The definition of integrity is: Moral soundness; honesty; freedom from corrupting influence or motive
When the name of your company can be defined as above there is not any room, nor would it be in
anyone's (mine, yours, the buyers or the sellers) best interest, to even attempt to comply to such a
request. Any home inspector willing to compromise his integrity for the sake of future referrals
deserves to be sued and the Realtor® that made such a request should be right there with him.

It is not my desire to see any real estate transaction fall through due to issues discovered during my
inspection, but it does happen. Usually when the client walks away from the first home, I will get a call
to provide them with another inspection in the near future so you can rest assured that any serious
home buyer will still make it to the closing table. Let's work as a team and respect each others position
and duties and you will get to close.
