How well do you know your home?
A pre-listing inspection sounds like a great idea, but How Much Does It Cost?
You will receive the same inspection and report from us that your future buyer would receive. The time involved in
inspecting a home before or after an offer is the same, therefore the cost of a pre-listing inspection is the same
as the buyers inspection. However, if the property is not in a distressed state, this can be waived until closing and
paid with the proceeds of the sell of your home for an additional fee and payment contract.

As an added benefit to having your home pre-inspected, we will return to the home one time free of charge
(depending on location) to evaluate repairs and issue an amended report using our reporting method at that time
showing the current status of the home.

The real estate agents typically charge 7% commission and closing costs can be another $1,500 or more, not to
mention pro-rated taxes and associated fees. On a $100,000 home, your looking at a minimum of $8,500 just to
sell it. $200-300 for piece of mind is the best expense associated with any real estate transaction.

Most people think that their home is in pretty good shape. After all, you're living in it right?
What could be wrong.

The problem with that thinking is that you are not buying it, you already own it.

If an automobile dealership advertising that their $5,000 cars have already been inspected by
a mechanic brings them more business, shouldn't you and your Realtor
® jump at the chance
to say that your home has been inspected.

No home is immune to problems. We have even found new homes that had major structural
issues. The majority of the items that are typically found during an inspection of the average
home are minor repairs that could be by you. An outlet with reversed polarity is a 5 minute
repair that most people can make on their own, but we recommend to the buyer that it be
professionally repaired when it is found. Have you priced an electrician lately?

The point is that it is cheaper for items to be repaired by you or the person of your choice
before a potential buyer ever looks at you home. Even if you choose not to correct the
deficiencies, at least it won't be a surprise when discovered later.

Most Realtors
® and buyers will be more willing to show and/or present an offer to purchase
your home knowing that it has already been professionally inspected and that there will be
no surprises later.

Several minor, easy repair items can give the appearance that a home has not been
   well maintained and can even scare a buyer away from your home!
With a pre-listing inspection:

  •        Your house will be evaluated through the eyes of an objective third party.  How will a future buyer view your home?
        How can you maximize that critical first impression?
  •        You and/or your Realtor® are able to realistically set and maximize the price of your home.
  •        You are aware of and have time to make some, or all, of the needed repairs ahead of time. This helps prevent negotiating
        stumbling blocks. As stated above, most found defects are fairly inexpensive to fix.
  •        You have time to get the reasonably priced contractor(s) of your choice to make any repairs or give quotes for repairs that
        you don't want to make yourself. This helps to avoid the scramble to make repairs to meet a purchase contract imposed
        time frame.
  •        You can receive FREE quotes from reasonably priced contractor(s) of your choice for repairs that you are not willing to
        make at this time. With this quote, you and the buyer will know how much the repairs will cost and the selling price can
        be adjusted by you to reflect these needed repairs or their offer can be adjusted likewise. Repairs can be made quicker if
        contractors are lined up in advance.
  •        We can make you aware of items of environmental concern, such as mold, asbestos, radon gas or active termite infestation
        or damage.
  •        We can alert you to immediate safety issues before agents and visitors tour your home.
  •        You will have one of the most thorough property disclosures on your local MLS. The property disclosure form is required in
        the state of Indiana. A dishonest entry or unintentional omission on the disclosure form can result in a future lawsuit.
